A brand new, ground-up home, the construction of this ultra-cool design took full advantage of its steep uphill lot. Energy efficiency was a priority for the 5,300 sq. ft. interior, employing robust photovoltaic and solar thermal systems with radiant heat.

The main level has a split floor plate, stepping up from the comfortable front living room to kitchen, dining and family rooms, out to the terraced rear yard. Custom shelving was built to demarcate the levels, and is integrated into the skylit stair.

Built for family life, the house has four bedrooms on the second level including the master suite, accompanied by the laundry and a Jack-and-Jill kids’ bathroom.

A state-of-the-art A/V room crowns the top level, straddled by two walk-out decks with glass railings to showcase the panoramic views. Below the house, we designed shoring systems to secure the zero lot line underpinning of neighboring properties for a six-car garage. A two–story ipe rain screen was added on the façade after completion, for function and privacy.
